What to Expect?

The Process

An Ontario home inspection provides a crucial snapshot of a property's condition at the time of inspection, making it essential for anyone considering a property purchase in Ontario. This professional home inspection usually lasts between 2 to 3.5 hours, depending on the home's size and condition. I thoroughly inspect all readily accessible, visually observable installed systems and components, including the Structure System, Exterior System, Roof System, Plumbing System, Electrical System, Heat System, Fireplaces/Furnaces, Air Conditioning Systems, Interior Systems, Insulation and Vapour Barriers, and Ventilation Systems.


During the Ontario home inspection, I will document any systems and components that have significant deficiencies, are unsafe, or are approaching the end of their service life. The report will highlight the implications of any deficiencies or hazards that may not be immediately obvious, along with recommended actions to address them. Additionally, I will note any limitations encountered during the inspection process (for example, if a garage is locked or if the interior was not fully accessible).


As a WETT certified inspector, it is my responsibility to provide an honest account of the observed conditions within the home while maintaining a professional and courteous demeanor. It's important to note that I offer a professional opinion rather than a guarantee, warranty, or insurance policy regarding the property's conditions.

Why and When to get an Inspection?

Most inspections, particularly an Ontario home inspection, occur around the time of purchase. This is done either to provide peace of mind regarding unexpected costs or safety concerns, or for insurance purposes. Some sellers even opt for a professional home inspection to identify potential issues and make adjustments, whether by altering the price or correcting the problems before selling.


Another important consideration is to have a home inspection after living in your house for several years. Over time, things can deteriorate and may go unnoticed; there could even be hidden issues that you were unaware of. Addressing these concerns can significantly enhance your home's living conditions.  I conducted a home inspection on my own house after living in it for 8 years.  It made a great prioritized checklist for renovations.  This lead to no issues brought forward with the inspection clause when I sold my home 3 years later.
