DownloadA home inspection is a snapshot of the home at the time of the inspection. It should take 2-3.5 hours depending on the size and condition of the home. I inspect all readily accessible, visually observable installed systems, and components of the home. These include: Structure System, Exterior System, Roof System, Plumbing System, Electrical System, Heat System, Fireplaces/Furnaces, Air Conditioning Systems, Interior Systems, Insulation and Vapour Barriers and Ventilation Systems.
I will report on systems and components that have significant deficiencies or are unsafe or near the end of their service life. The report will also indicate the implications of the deficiency/hazard if not self evident and what actions should be taken. I will also note any limitation to the inspection process (e.g. garage locked, interior could not be observed).
It is my duty to report honestly on the conditions observed in the home and conduct myself in a professional and courteous manner. It is important to note that I provide a Professional Opinion not a guarantee, warranty or insurance policy of the property conditions.
The end goal of the Home Inspection is to provide the Client with knowledge of the current conditions of the home so they can make an informed decision.

There tends to be a misconception about WETT Certification. Simply put, a person (inspector, installer, salesperson, etc.) is Certified by the WETT Organization, and the Appliance/System (e.g wood stove and chimney) either meets code requirements and is safe to use, or does not meet code and therefore not safe to use.
WETT Certified Professionals should be used for all wood burning appliance inspections, chimney sweeping and installations. More information can be found at https://www.wettinc.ca/
Most inspections occur around the time of purchase, either to provide peace of mind that the home will not have unexpected costs or safety concerns or for insurance purposes. Some sellers even have the inspection to become aware of potential issues and adjust according, either by price or correction of the issue.
Another thing to consider is to have an inspection after you have lived in your house for a number of years. Things deteriorate and can easily go unnoticed for years, there may even be things you never knew were an issue but changing them could improve the living conditions of your home. I did not have an inspection when I purchased my home, but conducted one when I became an inspector and had lived in my home for 8 years.
